(1) "Fee Simple" is the typical outright ownership of the entire interest, including "joint tenancy" ownership between the husband and wife;
(2) "Partial Interest" is outright ownership of a partial interest (currently held as "tenants-in-common" with another person or persons other than the husband and wife);
(3) "Joint Interest" is transfer of the client's interest in jointly owned property (currently held as "joint tenants with rights of survivorship" with another person other than the husband and wife); and,
(4) "Mineral Rights" is the transfer of the underlying mineral rights only (the client does not own the actual property).
